Subject: Property Purchase Order & Compliance Requirements
• 1. United Nations Security Council – Consolidated Listing Clearance
All counterparties, beneficiaries, and related properties must be verified to ensure they are not listed on the UN Security Council Consolidated List, in accordance with international sanctions and compliance protocols.
• 2. United States Department of the Treasury – IRS Form
All required IRS documentation must be completed and submitted in full compliance with U.S. Treasury regulations to establish and maintain proper tax conformity.
• 3. Source of Funds
Funds will originate from the JMDICT International Visa Merchant Account, ensuring traceability, legitimacy, and full financial accreditation, accompanied by a complete Client Information Sheet (CIS) and related banking documentation.
• 4. Property Title Search & Verification
JMDICT will conduct a comprehensive title search at the Trinidad and Tobago Land Registry to confirm property ownership. The verification shall ensure that the title is clear, marketable, and free of all liens, encumbrances, mortgages, and cautions.
• 5. Property Valuation Document
A certified valuation report must be provided, accurately reflecting the current market value of the property to validate fair purchase consideration.
• 6. Sale Agreement
The formal sale agreement shall be executed upon verification of all documentation. It must confirm the findings of the clear title search as outlined in Section 4 above.
7. Payment Terms
A ten percent (10%) deposit or full payment will be made in USD or EUR, whichever is preferred, subject to agreement between the parties.
• 8. Property Control
JMDICT shall assume possession and control of the property concurrently with the preparation and execution of the deed.
